Most Roofing Companies Only Sell You One Answer
We do both, which means we have no reason to push you toward the expensive one. A roof that can be rejuvenated should be, and a roof that is finished should be replaced. Here is how we tell the difference.
Rejuvenation is the right call
- Shingles are drying out and stiffening but still intact
- Granule loss is light and even, not bare patches
- The deck underneath is solid with no soft spots
- No active leaks, or a single isolated flashing leak
- The roof is roughly five to eighteen years old
Replacement is the right call
- Shingles are cracked or curled through to the mat
- Bare spots where the granules are gone entirely
- Soft, sagging or water stained decking
- Leaks showing up in more than one location
- Two or more layers already on the roof
Six Signs Your Roof Is Past Saving
If you recognise two or more of these, it is worth having the roof looked at before the next storm rather than after it.
Cracked or curled through the mat
Shingles that have gone brittle and split all the way through cannot be restored. The waterproofing layer is already gone.
Granules filling your gutters
Bald patches and granule loss across the whole roof mean the shingle has reached the end of its service life, not a bad season.
Sagging or soft decking
A roof line that dips, or decking that gives underfoot, points to moisture damage in the structure below the shingles.
Repeat leaks in more than one spot
One leak is a repair. Leaks appearing in several places usually mean the system as a whole has failed.
Two or more existing layers
Layered roofs trap heat and hide deck damage. Most need a full tear-off rather than another layer on top.
Widespread storm or hail damage
Scattered bruising and torn tabs across a large area is normally an insurance replacement rather than a patch job.

Complete tear-off
Every old layer comes off down to the bare deck so nothing gets hidden. Debris goes directly into the bin.
Deck inspection and repair
With the roof open we walk the whole deck, mark any soft or rotten sheathing, show you the damage, and replace it before anything goes back on.
Ice and water shield
Self adhering membrane at the eaves, in the valleys and around every penetration. This is the layer that protects a Manitoba roof from ice damming, and it is not the place to save money.
Synthetic underlayment
A modern breathable underlayment over the remaining deck. Lighter, tougher and far more tear resistant than traditional felt.
Drip edge and flashing
New metal drip edge along the eaves and rakes, and fresh flashing at chimneys, walls and stacks. Old flashing is where most re-roofs eventually leak.
Architectural shingles
Laminated architectural shingles rated for prairie wind exposure, installed to the manufacturer nailing pattern so the warranty actually stands.
Balanced ventilation
Intake at the soffit and exhaust at the ridge, sized to the attic. Get this wrong and you cook the shingles from underneath and invite condensation in winter.
Ridge cap and finish
Matching ridge cap over a vented ridge, then a full site cleanup and magnetic nail sweep before the final walkthrough with you.

Impact resistant options are available where hail is a recurring problem, and we document damage properly when it is an insurance job.
Open prairie wind
Correct nailing pattern and starter course matter more here than almost anywhere. Wind gets under a poorly started roof and peels it.
Ice damming
Generous ice and water shield at the eaves plus real attic ventilation is what stops meltwater backing up under the shingles in February.
Deep freeze to full sun
Our roofs swing from forty below to thirty above. Materials are chosen to keep moving through that range instead of going brittle.

Roof Replacement Questions We Get Asked
How do I know if I need a replacement instead of rejuvenation?
It comes down to whether the shingle still has life left in the mat. Rejuvenation restores flexibility to shingles that are drying out but structurally sound. Once shingles are cracked through, losing granules in sheets, or the deck underneath is soft, there is nothing left to restore and replacement is the honest answer. We assess the roof and tell you which one you have, at no charge.
How long does a roof replacement take?
Most single family homes in our area are torn off and re-shingled in one to two days, weather permitting. Larger or steeper roofs, multiple layers, or significant deck repair can add time. We give you a realistic window before we start rather than an optimistic one.
What happens if you find rotten decking?
We show it to you before we cover it up. Deck damage is impossible to price accurately until the old shingles come off, so we quote replacement sheathing at a clear per sheet rate up front. You are never surprised by a number you did not agree to.
Do you handle insurance claims for storm and hail damage?
We document the damage thoroughly with photographs and a written assessment you can submit to your insurer. We work alongside your adjuster so the scope on paper matches the damage on your roof.
What warranty comes with a new roof?
There are two layers of coverage: the manufacturer warranty on the shingles themselves, which varies by the product you choose, and our own workmanship coverage on the installation. We put the exact terms of both in writing with your quote so you can read them before you commit.

Will my yard be a mess afterward?
No. Tear-off debris goes straight into the bin, not onto your lawn, and we finish every job with a magnetic sweep of the yard, driveway and flower beds to pick up loose nails. We do not consider the job done until the ground is clean.
Can you replace a roof in winter?
Asphalt shingles need reasonable temperatures to seal properly, so we schedule replacements for the working season and are straight with you about timing. If your roof is leaking in January we will get you a temporary repair to protect the interior and book the full replacement for the first suitable window.
